A modular home is built in a factory under controlled conditions and delivered to the site on flatbed trucks. They arrive as block shaped components that are  assembled, using cranes, into homes that are almost indistinguishable from comparable ones built on-site.

Modular home manufacturers claim that environmentally controlled construction provides greater strength and resilience than homes built on-site. A modular home is  constructed using more precise building techniques and with more building material than comparable site-built residences. A modular home take less time to construct than site-built homes, are more energy-efficient, and generally cost less.

Modular homes have no design limitations and can be of any shape or size. They have the same features typically found with stick-built homes and must be conform to local and state building codes.

NOTE:  While the terms “modular home” and “manufactured home” refer to two very different things, they are sometimes used interchangeably. Some of this confusion stems from the fact that modular homes are manufactured in a factory. Aside from being factory built, modular homes are essentially the same as homes that are built on-site. They are treated the same under the law, and their basic structural features are indistinguishable from site-built homes.
